Kumasi does not try to be Accra. Ghana's second city has its own gravity — anchored by Kejetia (the largest open-air market in West Africa), the Manhyia Palace, and KNUST, one of the continent's leading technical universities. The Ashanti pride is real and visible: in the kente cloth draped at funerals, the gold jewellery at naming ceremonies, and the entrepreneurial hustle of Suame Magazine — an entire neighbourhood of artisan metalworkers.

The rental market splits into two worlds. Near KNUST, you find student hostels and shared apartments — affordable, lively, and seasonal. Move toward Nhyiaeso or Tanoso, and you enter the middle-class belt: self-contained apartments, gated compounds, families with SUVs. Adum is the commercial heart — renting there means noise and traffic but also being walking distance from everything.

Water is Kumasi's perennial challenge. Many areas rely on tanker deliveries, so a property with a reliable borehole or large poly tank is worth the premium. The city's tro-tro network is extensive but congested. If you work outside the centre, factor in a 45-minute commute during rush hours.
